The government has introduced the CLSS or the Credit Link Subsidy Scheme under PMAY to give home loans with interest subsidies to the urban poor to purchase or construct properties. Prime Minister Awas Yojana SBI, or PMAY SBI, provides qualified households home loans at a 6.5% annual interest rate. The Indian government launched the Pradhan Mantri Awas Yojana (PMAY) in 2015 to provide affordable housing to all inhabitants by 2022. The government hoped to offer its beneficiaries an interest subsidy when they took out loans to buy or build a house through this Credit Linked Subsidy Scheme (CLSS). The scheme was created to assist the middle-income population, economically disadvantaged groups (EWS), and low-income groups. (LIG). Eligibility Criteria for SBI PMAY Home Loans

  • Families can qualify for the MIG-I program if their yearly income is between Rs. 6,001,001 and Rs. 12 lakhs.

  • The family should not own a pucca house in the name of the head of the household or another family member.
  • For the MIG-I scheme, the carpet space is up to 160 sq m, and for the MIG-II scheme, it is up to 200 sq m.
  • When the house is finished within a year of the construction’s completion, the bank must provide a consolidated certificate. Also, the consolidation certificate may be presented up to three years after the initial loan instalment was paid in full. The bank will reimburse the CNA for the subsidy amount if the end-use certificate is not presented.
  • The applicant cannot take advantage of the interest subvention if they move banks after applying for the home loan program.
  • The proposed home loan program is accessible as a term loan with a maximum loan amount of Rs. 20 lakhs and a maximum duration of 30 years.
  • The available subsidy, however, is only good for 20 years.
  • The CLSS (MIG) plan allows for an interest subsidy of up to Rs. 9 lakhs or Rs. 12 lakhs. If the applicant fits the requirements, interest subsidy would also be available for loans worth more than Rs. 9 lakhs and Rs. 12 lakhs.
  • All loan accounts created under this program would be associated with Aadhaar.

Revised Credit Linked Subsidy Scheme – EWS/LIG

Beneficiaries of the Economically Weaker Section (EWS) and the Low Income Group (LIG) seeking housing loans from banks, housing finance companies, and other such institutions would be eligible for a 6.5% interest subsidy for a tenure of 20* years or during the loan’s tenure, whichever is shorter.

The credit-linked subsidy will be available only for loans up to Rs 6 lakhs, with any additional loans above Rs 6 lakhs being charged at a non-subsidized rate. Credit-linked subsidies would be available for housing loans used for new construction as well as the addition of rooms, kitchens, toilets, and other amenities to existing dwellings as incremental housing.
